CLARKSVILLE, TN (CLARKSVILLE NOW) – Site plans for NorthPark Logistics Phase 1A were recently submitted to the Clarksville-Montgomery County Regional Planning Commission, as the applicant looks to begin the development of a complex that will offer businesses more than 2 million square feet of spec warehouse space.

According to previous reports, a deal for the development has been in the works since August 2024, as NorthPark Logistics, proposed by Colliers and Hamilton Development, was previously set to be an 11-building complex with a total of 2.25 million square feet of spec warehouse space.

However, Dakota Weatherford, spokesperson for the Economic Development Council (EDC), said it’s now expected to be a 14-building complex with 2.1 million square feet of spec warehousing instead. The buildings will range in size from 50,000 to 400,000 square feet.

Hamilton Development is listed as the applicant for NorthPark Logistics Phase 1A, which is set to include the development of four of the 14 buildings:

 

  • Building 1 – 206,752 square feet.
  • Building 2 – 132,180 square feet.
  • Building 3 – 132,180 square feet.
  • Building 4 – 65,124 square feet.

Weatherford told Clarksville Now that construction will begin this summer with expected delivery in second quarter of 2026.

The site is on 199 acres at 4051 Guthrie Highway, to the northeast of Exit 4 and just southeast of the intersection with Jim Johnson Road.
